Compliance, Contract and Coordination Support for Brokerages and Agents.

CONTRACT TO CLOSE

​Buyer / Seller contract to close includes:


  • Collect contract, addendum etc and verify all signatures, initials, and dates.
  • Open Escrow with Escrow/Title Co and copy Lender. 
  • Schedule Inspections.
  • Send introduction email and contract to clients & Agent. 
  • Organize documents in Skyslope or other electronic file storage software for Broker compliance.
  • Order HOA documents and City or County permits.
  • Verify EMD has been collected and sent to escrow.
  • Keep track and notify agent and clients of contractual dates & deadlines with weekly updates.
  • Follow up on inspection reports, forward copies.
  • Order home warranty and forward copies.
  • Prepare addendums, contingency removals, extensions etc.
  • Submit all documents to Brokerage for contract compliance review and audits.
  • Coordinate with all parties to schedule the closing.
  • Schedule final walkthrough. 
  • Verify final settlement statements.

EXCLUDED ITEMS

  • Assist in any negotiations.
  • Providing Clients with advice regarding inspection, preliminary or any other reports.
  • Draft any contractual amendments, request for repairs or contingency removals without specific written instruction from an agent. 
  • Draft of Agent Visual Inspection Disclosure without specific written instruction from an agent.

Single Agency

Buyers escrow

Single Agency

Sellers escrow,  prepare disclosures and send out for signatures. As well as run file when accepted only. MLS and marketing excluded. 

Dual Agency

$795

Buyers and Sellers escrow. MLS and marketing excluded.

*All fees paid through escrow at close.
